The Township of Langley has requested $6,047,000 in funds from the Canada Housing Infrastructure Fund (CHIF). To be eligible, cities must implement zoning to allow four (4) units, and if the population is over 300,000, commit to freezing their development cost charges from April 2, 2024 – April 2, 2027.
Since the Township of Langley has a population of less than 300,000, it does not need to commit to freezing development cost charges. However, Metro Vancouver would have to freeze its development cost charges over this same period. The Township of Langley is unaware if Metro Vancouver will meet this stipulation.
Metro Vancouver is unlikely to freeze its increase of development cost charges as it has already released its increases scheduled for January 1st, 2025, January 1st, 2026, and January 1st, 2027.
Eligible costs would include the following items:
- Detention Pond 7B
- Storm Sewer – Tank 7A to Pond 7B
- Storm Sewer – Pond 7B to North Creek
- Road 72A Avenue – 209A Street to 210 Street (required for access to Pond 7B)
- 208A Street – 76 Avenue to 212 Street Connector (Drainage, Water and Sewer)
- 212 Street Connector (Drainage, Water and Sewer)
- 76 Avenue – 208 Street to 208A Street (Drainage)
- 76 Avenue – 208A Street to 210 Street (Drainage)
During the September 9, 2024, council meeting, the Township of Langley approved the use of $45,197,750 for the above-mentioned items. $37,040,098 of this was approved to come from external debt.
